Volumetric offsite methods

Offsite methods by KeystoneWorks Sourcing

This page is a method comparison from KeystoneWorks Sourcing. It is not a factory tour and it does not claim authorized dealer status.

Volumetric modular construction finishes more of the box before it ships. Panelized construction ships flatter assemblies and assembles more of the wall on site. Foldable units change shape between the transport envelope and the opened footprint. A pre-engineered steel system can sit under any of those paths, or it can be the building itself. The open choices are the ones the brief still has to close.

A sequence for closing the method choice

  1. Method

    Name the path

Volumetric, panelized, foldable, or a steel system quoted as the primary frame. More than one path can be requested, but each reply needs its own column.

  2. Transport

    Check the road

Module dimensions and the transport envelope decide whether a finished box can reach the pad. A folded state must be drawn as well as the opened plan.

  3. Lift

    Write the crane lift plan

Who supplies the crane, the pick weight if known, and the pad access. Panelized sets may need more picks of lighter pieces.

  4. Site

    Mark weather and trades

Panelized walls meet weather during assembly. Volumetric finishes reduce that exposure and raise the transport constraint. Local trades still own the foundation interface unless the quotation includes it.

  5. Verify

    Read deviations

Before you accept an alternative, list substituted members, missing girts, and any fire-resistance rating that was assumed. A buyer approval should sit on that list.

Checks that stay open until the reply names them

Volumetric module

Module dimensionsLength, width, and height of the finished box, plus the number of modules that make the plan.
Transport envelopeShipping width and height, escort needs, and whether the route accepts the load.
Finish levelWhat is complete off site: structure, insulated metal panel, electrical rough-in, or interior. Unknown finish is written as unknown.

Panelized and steel system

Primary frameHot-rolled rigid frame, clear span, eave height, bay spacing.
Secondary framingCold-formed purlin and girt spacing, coating, and whether they are in the same price as the frame.
Site assemblySequence, weather exposure, and which trades erect panels versus set a volumetric box.
Standard versus customA repeatable bay is easier to compare. An unusual span, load, or foundation interface needs project-specific engineering and should not be priced as a stock layout.

A sample buyer might describe an 80 ft clear span, a 20 ft eave, and a 25 ft bay. Those numbers illustrate how a brief is written. They are not a product this desk stocks, and they do not set wind speed. Thermal transmittance or R-value still depends on climate and the code edition at the site.

Questions before an alternative is accepted

Volumetric modules can leave the plant with more of the enclosure and interior already in place. The opposing constraint is the road and the crane. Panelized construction often packs more efficiently and then asks the site crew to assemble walls in the weather. Neither path is a compliance statement.

Request a method comparison, not a slogan

  • State volumetric, panelized, foldable, or steel system.
  • Give module dimensions or frame geometry, plus quantity and destination.
  • Say who owns the crane lift plan and the foundation interface.
  • List the documents you want tied to the quoted system.

Submitting lets the desk review the brief and ask factories for quotations on that written scope. Read the Privacy Policy. Stock, price, code compliance and brand compatibility stay unconfirmed until a named supplier answers the exact system.
